The sum of the horizontal areas of all above-ground floors of a Building. Floor area is measured from the exterior faces of a Building or in the case of a common wall Building, from the centerline of the common wall. Floor area includes structured parking area above finished grade but does not include the following:
Areas where the elevation of the floor is four feet (4') or more below the lowest elevation of an abutting right-of-way;
Roof area, including roof top parking;
Roof top mechanical equipment; or
Roofed porches, exterior balconies, or other similar areas, unless they are enclosed by walls that are more than forty-two inches (42") in height, for fifty percent (50%) or more of their perimeter.
Floor area is further divided into net and gross calculations as defined below:
Gross Floor Area: The total Floor Area of a building intended for occupancy or storage, not including interior parking or loading spaces. Gross area includes basements, attics, closets, restrooms, lobbies, hallways, stairwells and elevators, utility and mechanical spaces and loading docks, but excludes vent shafts, underground parking spaces, uncovered steps, and exterior balconies. When the term "gross square feet" is used, the calculation is based on the same methodology used to determine gross floor area.
Net Floor Area: The gross floor area of a Building excluding lobbies, restrooms, hallways, stairwells, elevators, mechanical and utility spaces, and loading docks. When the term "net square feet" is used, the calculation is based on the same methodology used to determine net floor area.
